I would like to take this opportunity to thank you for the tremendous job you did of marketing and selling my parents' Golden home.  At the time of listing, I knew the home presented some unique challenges to marketing.  You rose to those challenges.  I believe the consistency and enthusiasm you provided to the marketing of the home was far beyond what would have been expected from the average Realtor.  I have never known of a Realtor who held open houses with the frequency that you did.  It made me a true believer.
 
I also appreciated the advice you provided concerning valuation and marketing techniques.  You are a professional in every sense of the word.  When others may have become discouraged with a difficult property, you forged ahead with enthusiasm.  I always felt that we were in good hands and that you would get the job done.  I was right.
 
You and your staff were gracious and responsive to every call or concern I had.  I appreciate the responsiveness with which you handled all topics. 
 
It was nice to know that if we needed a repairman to deal with a water leak, a house cleaner to spruce up the interior, or a handyman to fix a problem, you had the resources at your fingertips.  When needed, you waded in and provided a helping hand. 
 
Quite simply, I don't believe anyone could have done a better job, and I would recommend your services to anyone looking to buy or sell a home.

Jim Found Us Our Dream House -- And It Wasn't Even on the Market!

When we were faced with a relocation to Golden from Madison, Wisconsin, we had the great fortune to meet Jim Smith through an acquaintance. At every step of the process Jim gave us excellent service and went far beyond our expectations. We had some experience buying and selling houses, but Jim´s detailed knowledge of real estate in Golden and his work ethic truly made a huge difference in our process.

From the very beginning, Jim listened to our priorities, gave us an extensive tour of Golden, and helped us use his website to narrow our search in preparation for an intense trip to see homes and hopefully make an offer. During those few days, despite the fact that Jim had his own house on the market, he carved out long days for us to see an excellent selection of homes. We had several setbacks, completely out of Jim´s control, and he remained patient and engaged.

When we found ourselves focusing on a particular neighborhood with very few homes for sale (Mountain Ridge), Jim went to his database and actually showed us five homes that weren´t yet on the market!! We ended up buying one of those homes as it met our needs better than anything officially for sale. Finally, Jim offered us excellent service through the closing process and move-in. Overall, Jim was fun to work with, generous with his time and knowledge, and always willing and able to put our interests first in the process. This I know for sure, when you want to sell a house quickly, use Jim Smith.  For years I watched some of Mountain Ridge´s houses change hands.  I would see neighbors use other real estate agents with no action.  The houses just sat waiting for a buyer.  Most agents did not have active open houses, or list them in the proper places or market their listings.  It was as if putting a sign in the yard and having a listing in multi-list was enough.  With Jim, we were geared to have multiple open houses until our house sold. He created a web page with virtual tours, connected us with many national real estate sites, like www.realtor.com.  He sent out e-newsletters to his "group" of people and neighbors alike and he continually held our hand.  Not many agents can say that they work a listing or that they have Jim's kind of confidence in their approach.  Jim knew the closing ratios of other agents, comps and was extremely prepared.  So if you are looking for an aggressive agent who really works for you, look no further.  His extensive knowledge, efforts and his pleasant smile are what it takes to get the job done.  Our house, well it sold the first day on the market.

We hired Jim to sell our house after interviewing three Realtors. All were honest and competent, but Jim's enthusiasm and his willingness to lay out his sales record tipped the scales. He took us that day to view two houses in the neighborhood on the market to give us a sense of what the competition was like. After that, his continuing advertising, his staging consultant's advice on how to change the house for showing and his able handyman's work repairing our fence were all exceptional. Jim also set us up with an excellent buyer's agent in Iowa who helped us find a great home out here. Despite the tight buyer's market, we did get a reasonable offer within a couple of months on the Denver house. In the end, we closed on the very day of our planned to move to Iowa. In all of this, Jim was attentive, gave good advice and handled problems in an honest, professional manner.
